What this benefit is
Financing for up to $200,000 of Texas land with 5% down over 30 years. There is no disabled-veteran rate discount on this one, and that surprises people.
What it's worth: Access to land financing at 5% down over 30 years
- The benefit is access and terms rather than a rate discount. VLB land loan rates are not below market and carry no disability discount.
- The published rate in August 2026 was 7.25%, on a fixed 30-year term with a minimum 5% down payment.
- Two eligible veteran spouses can borrow up to $275,000 together under the dual-spouse benefit, against $200,000 for one.
This record exists to correct a myth. The VLB's own guidance says it plainly: the land loan is a State of Texas loan and is not made in conjunction with the Department of Veterans Affairs, so disability rating discounts do not apply to it. The home loan and home improvement loan do carry a 30 percent discount. Summaries that describe "VLB loans" as a single discounted programme are wrong about a third of it.

Why only one source type: The Veterans Land Board publishes its own programme terms. There is no separate operating source, and the statute (Nat. Res. Code ch. 161) sets the programme up without setting its rates.
