How this works

The VA does not lend money — it guarantees part of a loan made by an ordinary lender, which is why no down payment and no PMI are possible. Your rate still comes from the lender and still depends on credit, loan size and the day you lock.

Most borrowers pay a one-off funding fee, which can be financed into the loan. Veterans receiving compensation for a service-connected disability are generally exempt — worth checking before you accept a quote that includes it.

Questions

Can I use my VA loan more than once?
Yes. Entitlement can be restored when a previous VA loan is paid off, and in some cases you can hold two at once with partial entitlement.
Is the funding fee always charged?
No. If you receive compensation for a service-connected disability you are usually exempt. Surviving spouses receiving DIC are generally exempt too.
Does Veterans Alliance sell my details to lenders?
