- Is there a minimum credit score?
- Not from the VA. Lenders set their own thresholds, commonly in the low 600s, and they vary — being turned down by one lender is not the same as being ineligible.
- Do I need a deposit?
- Generally no. A VA-backed loan can be for the full purchase price, with no mortgage insurance. A deposit of 5% or more does reduce the funding fee.
- What is the funding fee for?
- It is a one-off charge that keeps the programme running without taxpayer subsidy. It can be paid at closing or added to the loan — and it is waived entirely for veterans receiving compensation for a service-connected disability.
- I used a VA loan years ago. Can I use it again?
- Usually yes. Entitlement can be restored once the earlier loan is paid off, and in some cases you can hold two at once. A subsequent use with no deposit does carry a higher funding fee.
- Does a bad discharge rule me out?
- Not automatically. VA says you "may not be eligible" and will review your records. A Character of Discharge review or a discharge upgrade can change the answer, particularly where PTSD, brain injury, military sexual trauma or sexual orientation were involved.
