Do this before March 1

Waiting on the VA? File anyway.

If your VA claim or appeal is still pending, you do not have to wait for the letter before you apply for a Florida property tax exemption. File the form before March 1 with nothing attached. When your letter finally arrives, the exemption is granted as of the date you originally applied — and you can be refunded up to four years back.

Why this matters right now

There are tens of thousands of claims sitting in the VA backlog. Every one of those veterans who owns a home in Florida and lets March 1 pass loses a year of an exemption they were already entitled to. The downside of filing early is zero. The upside is typically four figures.

What to do

    Download Form DR-501

    This is the standard application for property tax exemptions. Get the form

    Fill it in and note that your VA claim is pending

    Write on the form that documentation is pending with the VA and give the claim date if you have it. Do not wait for anything.

    File it with your county property appraiser before March 1

    In person, by mail, or online where the county offers it. Ask for a dated receipt or confirmation — that date is the thing you are protecting.

    Send the letter when it arrives

    Once the VA issues your letter, take it to the same office. The exemption applies from your original filing date, and refunds run up to four years back under §197.182(1)(e).

The statutes that say you can do this

March 1 is not negotiable

It is the filing deadline for every chapter 196 exemption. Missing it costs you the whole tax year — there is no late route back in.
