What this benefit is
A 25% discount, less development costs, on the purchase price of state residential or recreational land. It may be used only once in a veteran's lifetime, may not be combined with the veterans land purchase preference, and must be claimed at the time of purchase or before the land sale contract is entered into — there is no going back for it afterwards.
What it's worth: 25% off the purchase price of state residential or recreational land, less development costs
- The Division of Mining, Land and Water fact sheet of September 2025 states the discount as 25 percent of the purchase price, minus development costs, citing AS 38.05.940 and 11 AAC 67.891–.897.
- It is usable only once during a veteran's lifetime.
- The discount cannot be combined with the veterans preference programme for land purchase — the two are alternatives, not a stack.
- Eligibility is: 18 or older; an Alaska resident for the one year immediately preceding the sale; and either 90 days of Alaska Territorial Guard service or 90 days of active duty with an honorable or general-under-honorable discharge.
- A shortened tenure is accepted where separation was for a service-connected disability, or was an early separation after an overseas tour.
- It does not apply to agricultural, commercial or industrial land — only residential and recreational.
- It cannot be applied to survey and platting costs, or to other state-reimbursable costs, which is why the discount is described as net of development costs.
- It must be claimed at the time of purchase or before entering into the land sale contract. A veteran who completes a purchase without claiming it has lost it for that parcel and, because it is once in a lifetime, has to weigh whether to use it on a later one.
- The value depends entirely on the parcel price, so no dollar figure is asserted here.
Who is entitled to it

How to claim it
Deadline: Tied to the land offering- 1Call the Department of Natural Resources on 907-269-8400 before you bid or apply, and ask them to confirm your qualification in writing.
- 2Decide between the discount and the purchase preference before you commit. The agency page says they cannot be combined, and the discount is once per lifetime.
- 3Do the arithmetic on the specific parcel: 20% of a high-value parcel is worth more than an early purchase right on a cheap one, and the reverse is often true.
- 4Keep the discharge record to hand — character of service is the gate the state veteran programmes use.

Why only one source type: The veterans office page is the only state page read this session that states the discount; the statute hosts refuse automated fetching and the natural resources land pages were not reached.
