SAH/SHA Grants Guide

VA Specially Adapted Housing (SAH) and Special Home Adaptation (SHA) grants help disabled veterans modify their homes for accessibility and independent living.

What are SAH and SHA Grants?

These grants provide financial assistance to veterans with certain service-connected disabilities to adapt their homes for accessibility. The grants help cover the cost of modifications that enable independent living and improve quality of life.

Types of Adaptive Housing Grants

Specially Adapted Housing (SAH) Grant

For veterans with more severe disabilities who need significant home modifications.

2025 Grant Amount:

Up to $109,986

Lifetime Use:

Can be used up to 3 times (with reduced amounts for 2nd and 3rd use)

Special Home Adaptation (SHA) Grant

For veterans with specific disabilities who need targeted home adaptations.

2025 Grant Amount:

Up to $19,733

Lifetime Use:

Can be used up to 5 times (with reduced amounts for subsequent uses)

SAH Grant Eligibility

You may be eligible for an SAH grant if you own or will own your permanent home and have one of these qualifying service-connected disabilities:

Loss or Loss of Use of More Than One Limb

Loss or loss of use of both legs, or one leg and one arm, or both arms.

Lower Leg Loss with Complications

Loss or loss of use of a lower leg with lasting effects of an organic disease or injury.

Blindness in Both Eyes

Blindness in both eyes with 20/200 visual acuity or less.

Severe Burns

Certain severe burns that result in contractures with limitation of motion.

Post-9/11 Single Limb Loss

Loss or loss of use of one lower extremity after September 11, 2001, which prevents balance or walking without assistive devices.

Limited to 120 veterans per fiscal year for this category.

SHA Grant Eligibility

You may be eligible for an SHA grant if you or a family member own or will own your permanent home and have one of these qualifying service-connected disabilities:

Loss or Loss of Use of Both Hands

Complete loss or loss of use of both hands.

Certain Severe Burns

Severe burns that result in contractures with limitation of motion of two or more extremities or two or more portions of the body.

Respiratory or Breathing Injuries

Certain respiratory or breathing injuries that require the use of a wheelchair for mobility.

Eligible Home Modifications

Common SAH Modifications

  • Wheelchair accessible entrances and exits
  • Ramps and wheelchair accessible pathways
  • Accessible bathrooms with roll-in showers
  • Widened doorways and hallways
  • Accessible kitchen modifications

Common SHA Modifications

  • Grab bars and safety equipment
  • Accessible light switches and outlets
  • Accessible door handles and hardware
  • Bathroom modifications for accessibility
  • Accessible flooring and surfaces

Application Process

Submit Application

Complete VA Form 26-4555 (Application in Acquiring Specially Adapted Housing or Special Home Adaptation Grant).

VA Review

VA reviews your application and determines eligibility based on your service-connected disabilities.

Home Assessment

If approved, VA conducts an assessment to determine necessary modifications and costs.

Grant Approval

VA approves the specific modifications and grant amount, then you can begin the work.

Important Information

Property Ownership

You must own or be in the process of acquiring the property where modifications will be made. Family members can own the property for SHA grants.

Pre-Approval Required

All modifications must be approved by VA before work begins. Starting work without approval may result in denial of reimbursement.

Multiple Uses

Both grants can be used multiple times in your lifetime, though subsequent uses have reduced maximum amounts.
